The Monument of Miscalculation: Link REIT and the Anderson Road Fiasco
Human beings love to play the visionary entrepreneur until reality delivers a sledgehammer to the balance sheet. In August 2022, Link REIT brimmed with corporate bravado. Seeking fresh growth vectors, Asia’s largest REIT splashed out HK$766 million for a commercial plot on Anderson Road, bringing total projected investment to a staggering HK$1.6 billion. With roughly 80,000 square feet of gross leasable area—including a 16,000-square-foot wet market—the management envisioned a captive cash cow servicing a transport-isolated population whose daily essentials spending was locked in by geography. It was meant to be their crowning achievement: the first retail project designed, built, and operated entirely from scratch.
Alas, corporate hubris rarely survives contact with the market. Just three months later, the adjacent commercial plot went to tender. Only four developers bothered to show up, and Sun Hung Kai snapped it up for a paltry HK$296 million—undershooting market expectations by twenty percent.
Here is where the comedy of human error turns magnificent. Sun Hung Kai’s plot offered a massive 110,000 square feet of gross floor area. In a mere ninety days, Link REIT’s over-optimistic valuation was effectively slashed by half. Whispers in the industry suggested Sun Hung Kai never even wanted the land badly; they merely tossed in a lowball bid, assuming Link—desperate to merge the two plots into a sprawling mega-mall and average down its absurd acquisition cost—would swallow it. Instead, Link had already trapped itself at the absolute peak of the market.
Four years later, Link’s shopping center has finally opened its doors, while Sun Hung Kai’s plot sits dormant, paralyzed by strategic hesitation in the shadow of a hyper-competitive neighbor.
History is littered with powerful entities that mistook a temporary monopoly for permanent brilliance. Whether it is an ancient dynasty building extravagant palaces on the eve of bankruptcy or a modern corporate titan overpaying for dirt in a remote housing estate, the underlying primate impulse remains identical. We convince ourselves that our grand designs defy gravity, ignoring the cold, ruthless laws of economics until the ledger arrives to collect its due.
